Our General Policies are subject to acceptance by the owners as each Orlando Vacation Home is individually owned. Some owners may have policies which differ from our general policies. Owners policies which differ from ours will be disclosed in the home page of each Orlando Vacation Home published in this website.

 

~ General Policies of Award Vacation Homes ~

State tax applies to all rentals in Lake (11%), Osceola (13%), and Polk (12%) Counties.

Check-in time is 4 P.M. and Check-out time is 11 A.M.

Reservations of less than 5 nights require a cleaning charge that varies according to the size of home.

We regret that pets are not permitted.

We require that cigarette smoke be confined to the pool deck or outside areas.

Pool and Spa heat are optional for a minimum of 3 days for a nominal charge.

It is each guests responsibility to read and comply with instructions within the "Guest Information Book" located in the home.

The Registration Form found in each home must be completed prior to check-out. The failure to do so will result in a $25. fee withheld from the security deposit.

$200.00 deposit and $25.00 processing fee are required to confirm a reservation. The $200 serves as a security deposit in case of any damages or missing items from the home and is refunded 7-10 business days after departure. Damages made to the home by the guest will be the responsibility of the renter. The $25 processing fee is non-refundable at any time.

This deposit and processing fee must be paid by major credit card or personal check in advance of receiving confirmation. Payment of deposit infers the renter is in agreement with our "General Policies".

All Rental payments must be received in full 30 days prior to arrival. If the payment is not received 30 days prior to the arrival date it will be considered a cancellation and the deposit will be forfeited.

Additional Policies

Within 24 hours of confirming a reservation the $200 Security Deposit is fully refundable.

31 Days or more prior to arrival date: Deposit is refundable minus a $25. cancellation fee.

30 - 15 Days from arrival date: Full forfeiture of deposit.

14 - 2 Days from arrival date: Full forfeiture of deposit plus 2 nights of the rental.

48 Hours or less from check-in time, during stay, or no shows: Forfeit full rental amount, Security deposit is refunded.

Processing Fee is non-refundable at all times.

Spa heat will be quoted with a spa home rental.

Unauthorized Early Check-in and Late Check-out will be charged additional rental fees.

In the case of an unforeseen situation that may make your choice of home unavailable, a comparable home will be made available.

Personal Checks will not be accepted within 30 days from arrival. Payments can always be made by Major Credit Card, Money Order, Cashiers Check, or Bank Draft in U.S. Funds.

Each home is equipped with 2 sets of bed linens per bed and 2 sets of bath linen based on max. occupancy, minimum of 2 TV's and 1 VCR or DVD player, washer & dryer, hair dryer and all major and most small kitchen appliances, BBQ grill, high chair, and portable crib*.

Our homes are "Self Catering." They are fully equipped and furnished. You will need to provide food and other supplies as needed. We do not guarantee items such as laundry and dish detergents or personal hygiene items to be in the home.

Alterations/Changes to bookings will be at the discretion of AVH. An administration fee of $25. is applicable.

Force Majeure: Neither the home owner nor Award Vacation Homes, Inc. can accept or be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control).

Check-In time is after 4:00 p.m. Please note: Due to the nature of vacation rentals, cleaning services can require additional time. Residences are not always available at the earliest listed check-in time, especially during peak seasons.

Check-out time for all properties is 11:00 a.m. and is strictly enforced. Any request for late check-out must be approved by Front Desk (only when that particular home is available/not a back-to-back booking). Sorry, late check-outs are not available during peak summer months.

Advanced reservations will check in directly at their vacation home.  Our office is conveniently located within 2 miles of most of our homes.

To confirm a reservation, a USD $200.00 deposit and a $25 non refundable processing fee is at the time of the reservation is confirmed. The final payment of the reservation must be paid in full 30 days prior to arrival date. Multiple payments on the balance could result in additional fees.

Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities

Changes or cancellations received by Award Vacation Homes 31 days or more prior to the arrival date are subject to a (USD25.00) cancellation fee or change fee. If received 30 to 15 days prior to the arrival date, the guest will forfeit (USD200.00) deposit. Cancellations received within 2-14 days of arrival will forfeit the deposit and 2 nights rental and less than 2 days or no-show will forfeit 100% of the rental. No refunds are granted for early departure and/or eviction. No refunds or reductions in rent are granted for mechanical failures or malfunction, interruption of utilities or other maintenance problems concerning air conditioners, heaters, dishwasher, washers, dryers, televisions, VCR, DVD players, swimming pools, other appliances and amenities WHEN IMMEDIATE SERVICE IS PROVIDED TO CORRECT THE ISSUE.

Our homes range from 3 to 11 miles from the Main Gate of Walt Disney World. All properties are limited to the bedding capacity and to Registered Guests Only . Management reserves the right of to evict for unauthorized occupancy.

The number of available parking spaces will vary according to the property. Many properties have restrictions for trucks, campers, boat, trailers, etc.

All homes come with an outside barbecue grill.  Gas grills are available upon request at a nominal fee.
Note: Outdoor grilling is permitted only in designated areas. Grilling on pool decks, balconies, or screened porches is prohibited by law.

MOST of our vacation homes have a crib, highchair and sofa-beds. Any additional requests are subject to a rental charge.

Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. NO reciprocal agreements exist between properties. Pools are for the use of property residents and guests only. There is an extra charge for the heating of the pools and Spas.  MUST be pre-paid prior to arrival. (NOT ALL POOLS ARE HEATABLE) * see pool heating policy at Main Office. Pools will be cleaned weekly and there will be times when the pool must be treated which may render the pool temporarily unusable. This will be done according to the pool maintenance department schedule and unfortunately cannot be scheduled according to guests. When it rains or when screen doors are left opened bugs and debris might get into the pool. We have provided each pool with a net in case this happens.

All residences have a telephone that allow for free local calls.  A credit card, calling card, or phone card is required for long distance calls.  Most local and toll calls are free. For more information please contact our Main Office. See guest services for phone card purchasing.  Some homes may be equipped with an Internet phone that would allow for free long distance calls to land line phones.

Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. However, an after office-hours lock-out will result in a USD50.00 charge.  If all secondary locks are locked on the property and a locksmith is required to get you back in your home, additional locksmith fees will apply.

We do not offer travel insurance directly.  Contact _____ for your travel insurance needs that will cover trip cancellation, trip interruption, travel delay (daily limits apply) and emergency assistance.

Management strives to comply with all reservation requests for specific vacation residences. However, due to changes in residence ownership, unforeseen mechanical problems, or any other unforeseen circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice or liability should a residence become unavailable.

We will not rent to vacationing students or singles under 21 years of age, unless accompanied by a guardian. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit and possible eviction.

Loud or unusual behavior is strictly prohibited. Management reserves the right to evict, without refund, any person who creates a disturbance or becomes a nuisance. Violation of any property rules, including but not limited to the throwing or dropping of any object from patios and balconies, will result in immediate eviction and forfeiture of rent and deposit.

We do not enter your vacation home when you are not at your home, unless there is an emergency or if authorized by our guest.

Award Vacation Homes serves as the agent and representative of all owners of vacation properties in its rental program, and is acting, at all times, in and for the best interest of the owners.

All our homes are fully furnished. Each home has its own swimming pool. Heated pools are available in the cooler months for an additional fee.   Each home provides linens and towels, washer/dryer, iron/ironing board, hair dryer and a fully equipped kitchen with coffee maker, microwave and refrigerator. Each home also has cable television, VCR and /or DVD.

We reserve the right to place a reservation in an alternate home of equal standard prior to arrival should the home that was assigned have a maintenance issue, or if the owner decides to sell their home.

If the home is available, and has not previously been assigned another reservation, you may extend your stay in the same unit. If we have to move you to another unit, the minimum night stay for the extension of the booking will apply.

There are times when the owner occupies their own vacation home, but this is a second home for most owners, and primarily used for vacation rentals.

All homes are self catering.  During office hours, we do not charge for call outs to the homes to address issues.  However, after hours, only emergency issues will be address without a fee.  Non-emergency call out to the home will be charged $50.  Phones are answered 24 hours a day to deal with issues pertaining to your vacation home.

We have homes in and around the Disney World Resort area which are zoned for short term rental. Orange County Homes { Orlando }are not zoned for short term rental.

About 30 minutes drive from our office & depends on the traffic and your home location. Interstate 4 is the main artery running from Daytona Beach to Tampa , and cuts through Kissimmee , allowing easy access to the convention center and all major attractions the area has to offer.

Our homes are located in Central Florida , allowing easy access to both the east and west Coast beaches. Cocoa Beach and Daytona Beach , on the east coast are both approximately an hour's drive away, while Clearwater and St. Petersburg Beaches on the west coast are approximately 1 ½ hours drive away.

No, our homes are located in residential neighborhoods, and this self catering accommodation requires transportation due to the fact there is no public transportation in these areas.
